68 Applegarth Road

5-bedroom semi-detached house into a 7-bedroom HMO

We transformed this existing 5-bedroom semi-detached house into a 7-bedroom HMO working with the client to their brief. 

To create the additional rentable space, our design team formed several different options based on local planning and HMO licensing rules.

The chosen design added additional floor space on both levels by way of a 2-storey side extension to house 4 bedrooms and 2 bathrooms. 

As well as reconfiguring the existing floor space to create additional bedroom units, internal walls were repositioned to maximise the number of rentable units, whilst maintaining adequate movement spaces.  

The original kitchen and dining area were merged to create a larger communal kitchen / dinner and access to a separate living space to accommodate the increased number of residents. In line with HMO licencing requirements and to form a more usable unit as a whole, additional bathrooms were incorporated to improve shared facilities by the occupants.

Careful consideration was given to fire safety measures, including adequate escape routes, fire alarms, and fire-resistant materials, to meet the specific requirements for HMOs.

89 Beech Grove

Convert a run down 3-bedroom semi-detached house into a 6-bedroom HMO.

The project required some creative space management to maximise the investment potential of the property.

On the ground floor, a rear extension was added to allow for an enlarged kitchen and utility area with spacious social space. This configuration allowed 2 double bedrooms, a shower area and kitchen/dinner.

Due to the significant changes in level through the site, a veranda area was added to the rear of the property to allow summer social space externally.  

The first-floor area underwent alterations to allow for 3 double bedrooms and an additional shower room for all floor users. As well as allowing space for the new staircase to the upper floor.

To achieve the required rentable units the loft included a hip to gable conversion, creating an additional bedroom in the previously unused loft space. This loft adaption involved installing new windows, reinforcing the floor structure, and ensuring adequate headroom.

10 Maple Grove

Transforming this modest 3-bedroom terraced house into an alluring 7-bedroom HMO was achieved for our client on a nominal budget.

The ground floor space was increased with a rear single storey extension, facilitating a new open plan kitchen, dinner, and communal reception area.

By utilising some creative design and removing and replacing the existing staircase moving the staircase This allowed for 2 bedrooms, a utility area and an additional shower room to be added to the ground floor.  

The second-floor area included reconfiguration of the existing layout. By movement of the existing staircase an additional 3rd bedroom could be added to the floor whilst maintaining the existing bathroom.

With the addition of a loft conversion to utilise the existing loft void, the spacious area yielded 2 additional bedrooms and shower room, each with rear windows to let in the natural light.

This approach demonstrates how creative design solutions can maximise the potential of even a smaller terraced property to accommodate a larger number of residents while complying with HMO regulations.
