Pre Purchase Assessment

Before committing to a purchase of land property, Architectural Designs can assess your budgetary restraints and give an assessment of the viability of your project or considering alternate methods to help you achieve your goals. Determining the likelihood of achieving Planning Approval. During the 1hr site visit, we will discuss the process and what could be achieved within your budget. We charge a flat fee of £150 + VAT for the 1 hour consultation.

Planning Applications

For 20 years, architectural designs has worked closely with local councils across the southeast and London. This extensive experience has given us in depth knowledge of planning regulations, allowing us to guide your project to a successful approval. We are full service planning experts. We handle your entire planning application from start to finish;

Building Control Applications

Our team will prepare and submit a Full Plans Application to your local Building Control office. This ensures your plans meet all national and local Building Regulations before construction starts.

With extensive knowledge of current codes, we proactively identify any amendments needed for regulatory compliance. This prevents delays and revisions later in the process.

We provide the required documentation like structural calculations, specifications, and drainage layouts to satisfy Building Control requirements.

We manage the building regulations application efficiently ensuring you have the required information, appropriate application forms and that your plans meet the standards the first time.

Tender
Development

We will arrange for a structural engineer to provide the necessary structural drawings and calculations. This supports our architectural design team and your building contractor in implementing the plans according to regulations.

We create comprehensive tender documents to help you get accurate, comparable contractor bids. This ensures all contractors quote the same scope of work. With clear documentation upfront, you get consistent pricing and know exactly what the project will deliver. Our tender documents take the guesswork out of the bidding process. Thames Water Build Over Applications

Your project may require approval from your local water services provider. Where building within 3m of a sewer, Building Owners will be required to obtain approval from their water authority.

Works will need to be designed to follow the requirements set out by each authority. Architectural Designs can manage this build over application as well as arrange for any surveys to be carried out where required. We will then create the appropriate drawings and specifications to obtain approval to build over the water authorities asset.

Survey

For any projects near property lines (such as extensions, loft conversions and garage conversions), we recommend a pre-construction condition survey. With 20+ years of experience with Party Wall agreements, we can perform thorough property surveys before construction begins safeguarding both client and contractor.

A condition survey provides a dated and accurate record of the neighbouring property’s state, highlighting any existing defects.

The survey notes: Construction type and current condition, Urgent defects requiring attention, Areas needing monitoring during construction, Potential safety hazards.

While not advising fixes, the survey informs what should be addressed or monitored.
