Before committing to a purchase of land property, Architectural Designs can assess your budgetary restraints and give an assessment of the viability of your project or considering alternate methods to help you achieve your goals. Determining the likelihood of achieving Planning Approval. During the 1hr site visit, we will discuss the process and what could be achieved within your budget. We charge a flat fee of £150 + VAT for the 1 hour consultation.

Our team will prepare and submit a Full Plans Application to your local Building Control office. This ensures your plans meet all national and local Building Regulations before construction starts.

We provide the required documentation like structural calculations, specifications, and drainage layouts to satisfy Building Control requirements.

We manage the building regulations application efficiently ensuring you have the required information, appropriate application forms and that your plans meet the standards the first time.

We will arrange for a structural engineer to provide the necessary structural drawings and calculations. This supports our architectural design team and your building contractor in implementing the plans according to regulations.

With clear documentation upfront, you get consistent pricing and know exactly what the project will deliver. Our tender documents take the guesswork out of the bidding process.

Your project may require approval from your local water services provider. Where building within 3m of a sewer, Building Owners will be required to obtain approval from their water authority.

Works will need to be designed to follow the requirements set out by each authority. Architectural Designs can manage this build over application as well as arrange for any surveys to be carried out where required. We will then create the appropriate drawings and specifications to obtain approval to build over the water authorities asset.

With 20+ years of experience with Party Wall agreements, we can perform thorough property surveys before construction begins safeguarding both client and contractor.

A condition survey provides a dated and accurate record of the neighbouring property’s state, highlighting any existing defects.

The survey notes:

– Construction type and current condition

– Urgent defects requiring attention

– Areas needing monitoring during construction

– Potential safety hazards

While not advising fixes, the survey informs what should be addressed or monitored.
